What is a jumbo loan and how do I qualify?

A jumbo loan finances properties above the 2026 conforming loan limit of $832,750 — or $1,249,125 in designated high-cost areas. High-cost areas include Alaska, many markets across the continental U.S. such as parts of California, Colorado, Virginia, and more. Jumbo loans through First Colony Mortgage are available with credit scores as low as 640. FHA and VA programs allow even lower scores in some cases. Dustin will walk you through the exact requirements for your price point and location.

How much down payment do I need for a luxury or jumbo home?

It depends on the program — and there are more options than most people realize. Some programs allow as little as 0% down for eligible veterans (VA) and certain medical professionals. Other programs allow as little as 5% down for borrowers with strong credit and compensating factors. The more common range is 10–20% down for standard jumbo purchases. Dustin will review available options with you so you can determine what meets your goals and financial needs.

Can I get a mortgage on a second home or vacation property?

Yes. We lend on second homes and vacation properties across the nation. A minimum 10% down payment is typically required. Second home loans generally carry better rates than investment property loans since the property is for your personal use part of the year.

What's the difference between a second home and investment property loan?

A second home loan is for a property you personally occupy part of the year — like a vacation home or beach house. An investment property loan is for a property you rent out to generate income. Second home loans typically have lower rates and down payment requirements. Investment properties may qualify through our DSCR program using projected rental income — no W-2s or tax returns required.

Can I buy a new home while selling my current one?

What is DSCR?

Debt Service Coverage Ratio — if the property's monthly rental income covers at least 75% of the monthly PITIA payment, the property may qualify — though a DSCR of 0.75–0.99 typically requires a larger down payment or a slightly higher rate. A DSCR of 1.0 or higher meets the standard threshold; 1.25+ qualifies for the best terms.
